Pencil Madness

Sometimes when needing to explain something to another person, it’s so much easier to just draw it out on paper to help articulate your message. So with the internet and so many online tools, here’s how you can still take advantage of this age-old strategy.

Rent vs Buy Calculator

In the beginning… everyone starts out as a renter.  Eventually, some will turn into “first-time” buyers. Some will continue on to become “move-up” buyers, then “investors” and then ultimately “empty nesters” and so on and so forth.

It’s a reasonable question to always ask yourself, “Is it cheaper and better to rent or should I consider buying and owning a home?” Using this excel spreadsheet will help you determine at the baseline what you’re currently spending in rent.

what you pay in rent card

Now if you were to consider the return on your investment (ROI) if there were interest or equity involved, this chart will help you determine the gain/loss of renting vs owning.

Renting vs Owning Home

Lastly, you actually need an interactive calculator to enter in your own personal information to help you determine if renting or owning is right for you?

You need to consider things like the home price, how long you plan to stay there, what are the mortgage details, taxes, closing costs, maintenance fees etc.

Try this New York Times calculator and see if owning or renting is best for you?

New Messenger Codes

Say Hello to Facebook Messenger Codes

Find the 900 million+ people who use Messenger every month more easily thanks to Usernames, Links and now Messenger Codes. Starting today, Facebook Messenger is taking another step forward in delivering a new solution to the more than 900 million+ people who use Messenger every month. Phone numbers aren’t necessary, and you don’t have to be friends on Facebook.

Facebook Messenger Codes

Since traditional phone books are almost obsolete, they’re making it easier for you to find the people (and businesses) that matter to you and be able to start conversations immediately with the launch of a simple set of tools that are built for the modern world – Messenger Codes, Messenger Usernames, and Messenger Links. They’re starting to roll these tools out today.

Here’s How They Work:

Messenger Codes are the best way to find people in Messenger, whether you’re standing side-by-side or looking at your computer screen. No matter where you are – online or at an event – all you have to do is scan a code someone shares with you, and then you can start that important conversation. No more back and forth with texts trying to make sure you have the right number saved and awkwardly asking people how to spell their names. Your settings tab in Messenger has your own Messenger Code displayed prominently to scan or share.

Facebook Messenger also took special care to make Messenger Codes as beautifully designed as possible so you can use them everywhere – on business cards, online, or in-store and anywhere else you like.

Messenger Codes

Messenger Links and Usernames are your very own personalized links that you can share anywhere online – from your email signature to a website – so people can reach you quickly on Messenger. You can send your Messenger Link directly to your contacts or friends. Tap or click any Messenger Link to open Messenger directly to a thread with that person or business. We are all unique human beings but sometimes we share the same name! This can make it hard to know you are contacting the right person when searching for them in Messenger. Now, it’s simple to find someone by their very own unique username. You can find and share your username from your Settings tab.

The best free co branding content marketing call-to-action traffic driving tool of the decade. really is one of the coolest free tools I’ve seen in quite some time.

“People use Sniply to drive conversions from every piece of content they share. You can drive traffic to your website, downloads of your app, registrations for your event, customers for your service, and more.”

This is a SniplyBrad Andersohn Sniply

Here’s an example of a Sniply used to send co-branded content to a client or prospect.

This property was found on Trulia and was selected based on previous research that qualifies the owner as a potential listing prospect. This can also be used with buyers.

Sending the owner a link to their property (Trulia in this example) then using to add your call to action and custom link. The really cool thing is that no matter where they go on the site, they’ll still see your Sniply overlay at the bottom of each page. This is one of the best free co branding-content marketing-link-back tools I’ve ever seen.

In this example a video from Youtube was selected, then the was created with the call to action to drive viewers to the ultimate landing page of your choice.

Only took 90 seconds to create using the Chrome browser extention.

Sniply and Video

This is what the end user sees. They would click play to watch the video, but when they close the video, they are on your desired page which you can see behind the video.

I rest my case.

How To Screen Share Your Mobile Devices

Question: How do I get my iPhone, iPad, Android or Smartphone etc. to project or mirror on my computer screen so I can share it with others via live projection or during a webinar? Answer: It’s really super easy but not what you’ll find when searching the web!

There are quite a few different articles and how-to’s regarding apps, software’s and programs etc that can mirror your device on a computer or projection screen but none as easy as what I’m about to show you. Follow these few simple steps and you’ll be amazed.

Mobile Device Sharing

How to mirror and share your mobile device on a desktop or laptop computer.

1. Plug your device into the laptop/desktop computer using the provided USB cable
2. Launch your QuickTime Player (Download here if Needed for Windows or Apple)
3. Under the QuickTime “FILE” menu, select “New Movie Recording
4. Use the pulldown menu next to the record activation button, choose your device.

QuickTime Video Options5. Your device will now appear on the monitor or computer screen.

Now by simply using the device as you would normally, everything you do will be shared on your computer desktop or laptop screen. Now you can share your desktop screen and mobile devices on Webex events, GoToWebinar trainings, Google hangouts, and even in the real estate cloud-based campus at

You can use this process on any sites or platforms that allow screen sharing.

This is by far the easiest and most efficient and inexpensive (free) way I have encountered for sharing your device and the apps you use on a desktop or laptop computer. This is a great way to share when there are just too many people to gather around your small device. It’s a great way for trainers, developers and teachers etc. to teach and share.

Reverse Phone Directory

Every now and again I get requests for a reverse phone directory that allows users to search for owners using a phone number? I also get numerous requests for a phone directory service that can simply search by name, email or property address etc?

Best Reverse Phone Directory

Well here are some resources you can use to search phone numbers, names,  property addresses, businesses, emails and user names. Even create custom words using your phone number for the letters. IE: 1-800 CAN-FIND. Check-out PhoneSpell to try it.

1. The first and most obvious resource for phone numbers is the Online White Pages. This site allows you to search by name, address, business or phone number. You can also download their Mobile App and for Android users, they offer a caller-id mobile app.

2. Searching by phone number is great when you have a note on your desk with a phone number on it but you forgot to jot down the name that it belongs to?! Reverse Phone Lookup lets you type in the phone number and search for the owner online.

3. Anywho is another great service that allows reverse searching by phone number.  They also offer a Yellow Pages directory, a White Pages directory and an Area Code and Zip Code lookup directory which is useful for your local demographic searches.

4. Pipl scours the top social networks, directories, public records, publications, associations, e-commerce and thousands of other sites. They collect contact, social, employment, education, demographic data and background information.

5. Spokeo allows you to search by criteria that the others do not. Searching by email address or user name can be very useful when looking for alias email addresses or when searching by registration or user name.

6. TrueCaller  is a cool reverse phone directory that focuses strictly on phone number searches and has a database of more than 1.5 Billion phone numbers world wide. They even provide the top reported spamming phone numbers in real time in your area.

I’m adding this National Do-Not-Call site just to keep everyone in compliance.

Some of these sites above are free with unlimited use. Others may be free or free with trial but then they want you to pay for the more detailed information and reports offered.

My guess is that you’ve probably already used one of these sites and services but if not, then you are hopefully happy that you found this article.

As always, if I missed your favorite site or service, feel free to add it in the comments so others visiting will have even more options available to them. Much appreciated. And if you believe that you discovered this post by mistake, then don’t call us… we’ll call you!

Real Estate Marketing Secrets

Here are some GREAT Real Estate Marketing Secrets and Tips from TOP Pro’s and Experts.

If you could line up some of the greatest marketing minds in Real Estate and ask them to give you just ONE single tip that has made them successful and that they’d be willing to share with you, what would you be willing to do or pay for that information? Really? What if someone did that for you and then provided it for free? As it turns out, I stumbled across the deck below being shared by Seth Price where he did just that?!

“For many real estate professionals and brands, 2015 will be the year they embrace content and inbound marketing. It’s still difficult for many in real estate to perceive the value in creating utility for consumers without turning that utility into an advertisement. But the rest of the marketing world has already begun to jump on the content marketing bandwagon. Some would say real estate as an industry hasn’t really moved far afield from the yard sign and “I’m a #1 agent” photos that still grace so many agent and broker websites. We have a long way to go to match the expectations of the consumer. But whoever said you can’t teach an old dog new tricks was not living in the Google era.” Read More

He captured some great tips and strategy secrets from some of the greatest real estate marketing minds in today’s business and compiled the “secrets” into the deck I’m sharing below. Take a good look at what these experienced and respected folks who live and work across the country that also live and breathe in the real estate space, and see what they have to say.

I guaranty you’ll come away with some great tips for your 2015 business success.

How To Fix The Heartbleed Bug

The Heartbleed Bug is being referred to as one of the most horrific Internet Bugs known to hit the Web since its inception. Internet Experts are claiming that ANYONE on the web with a website or accessing websites, social media, secured servers etc. IS affected, no exceptions! All social media sites, shopping channels, online VPN networks, Banks and domains are vulnerable.

Without getting too complicated in the explanation, and in an effort to focus on what you can do to protect yourself, here are the most important steps to making sure you are safe, secure, and protected going forward. Understanding what it is, how it works, then taking the necessary steps and actions to resolve and protect yourself is all that is required.

Everyone Needs to READ and DO THIS No Matter What!

heartbleedWhat is the Heartbleed Bug?

According to, the Heartbleed Bug is “a serious vulnerability in the popular OpenSSL cryptographic software library. This weakness allows stealing the information protected, under normal conditions, by the SSL/TLS encryption used to secure the Internet. SSL/TLS provides communication security and privacy over the Internet for applications such as web, email, instant messaging (IM) and some virtual private networks (VPNs).

In layman terms, this simply means that the information or passwords you thought were encrypted and protected are actually not secure and private. The suggestion is that every company with a web site should be in the process of updating their security to patch this nasty bug.

What Should I do Next? has provided a great list of sites you’ll need to visit once they’ve incorporated the security patch, so you can change and update with new passwords, it’s really that simple but you’ll need to make sure that each site has implemented the security patch first. Be sure to check this list for which sites you’ll need to do update.

You will be receiving emails from many websites and online Internet services over the next few days/weeks/months that will look just like this one i received about 15 minutes ago from

Here’s a short video that I personally found very helpful in the explanation of what the Heartbleed bug is, and what you need to do to protect yourself and secure all your online account information. Like it or not, at this very moment your presence and security on the Internet is now one of the most unprotected and vulnerable environments needing your immediate attention!!  This is no joke.

Expect to see and get many more emails like this from companies large and small in the days ahead…
