  2. When I look up my home on zillow, it rtropes that the value in the last 30 days has decreased 7.9% yet the value in my zip code has increased 1.4% for the same period. How do you explain this?

    • There is no easy explanation for the Zillow Zestimate, however there is plenty of online content detailing how the Zestimate is derived as well as an accuracy table and chart that’s available on their website. Beyond that, you may want to contact their customer support for additional information and answers.

    Brad,
I have a highly appreciated home in Mountain View. We are thinking of selling and creating a deferred sales trust. Can you give me any guidance on what i should be fairly asked to pay for:
    1. The trust manager
    2. the investment manager
    3. the lawyer who sets it up.
    Thanks,
    Mark

    • Mark – every area, region, demographic and community is unique and different. You would need to research these individuals in your local market to determine their costs for services renderered? I’d also look into the 1031 exchange and even the possibility of the new service offered this year by xtrading homes. The deferred sales trust I wrote about here on this blog was many years ago and I’m not sure how it plays out or to what extent the laws may have changed or if this option even exists any longer? I hope this helps, if not let me know.
